Sell the feeling, not the floorplan
A boutique agency asked us to film a Tuscan-style estate that photographs well but feels extraordinary in person. We built a slow, sunlit tour film that moves the way a guest would — gate, courtyard, kitchen, terrace — letting light and sound do the selling.
Delivered as a three-minute tour, a one-minute agent cut and a vertical walkthrough for listing portals.
One golden afternoon
The estate faced west, which meant exactly one window of perfect light per day. Every room had to be shot in story order within a single four-hour session — no second chances on the sun.
Choreographed like a dance
We rehearsed the camera path twice without rolling, timed to the minute. Gimbal moves glide from room to room in single takes, so the viewer feels walked through the house by an invisible host. Natural sound — gravel, water, swallows — replaces any score.
“The film booked viewings before the listing photos were even ready. It doesn’t show the house — it sells the life inside it.” — Elena Rossi, Principal, Villa Mare Agency
